What is Thermal Imaging?
 
Thermal imagers, simply put, measure the thermal patterns across the surface of an object. The picture below, taken with a thermal imager, shows people walking across a field at night, reminiscent of photos we saw on the TV during the Iraq war.



How  Does This Relate to My Home Inspection?
 
The following are issues in a home that a thermal imager may uncover, that a visual inspection, would be unable to discover;
  • Latent moisture in finished basements
  • Wet roof sheathing from flashing/shingle/stack leaks
  • Leaks around windows on the interior
  • Air infiltration around fireplaces, windows, and doors
  • Missing insulation
  • Latent moisture issues from plumbing leaks especially from second-floor bathrooms
  • Latent moisture behind stucco and EIFS
  • Overloaded electrical circuits and electric panel problems

The charge for an interior scan of an average home is $150 at the time of inspection and performed by an Infraspective Institute Certified Thermograher. We have 2 thermographers on staff.
