New Home and One Year Warranty Inspections
The defects we find in older homes started out as defects in the original construction!
An increasing number of people purchasing new homes today are beginning to understand the merits of having their home inspected during and after construction. Whether it is a phased inspection from the footings through completion, a new home inspection will provide you with an independent third-party set of eyes to ensure your home is constructed to your standards.
A report called "The Good, Bad, and Ugly-New Home Construction In New Jersey" is available for your reading pleasure. The report was the culmination of a 33 month investigation by the state of New Jersey into the complaints by consumers about the construction of their new homes.
A one-year warranty inspection is typically your last opportunity to have corrections made to your home by the builder. After one year you'll be dependent on a new home warranty program, which is basically an insurance policy, or the manufacturer of the appliances and equipment in your home whose warranties exceed one year such as heaters/air-conditioners and water heaters.
Most builders want to build you a "great" home but the obstacles are many, and sometimes beyond their control. The reasons to have new home/one-year warranty inspections are many and a few are listed below for your review.
· I will act as your technical advisor on questions of quality control and the performance of materials and systems. I have been there and know the ropes as they say!
· Typically the builder today has only supervisory personnel on staff and relies heavily on subcontractors and suppliers for the construction of your home. These contractors and suppliers were often the "low bidder" on the project, frequently cut corners and the supervisory personnel are often asked to supervise more work than they can handle.
· Municipal inspectors, due to the number inspections they are required to perform in a single day, are often unable to spend required time in the home particularly in the rough phase.
· Municipal inspectors seldom enter attics or crawlspaces which are the source of many issues in new homes.
· Municipal inspectors perform code compliant inspections, not quality control inspections such as the installation and performance of flooring, cabinets, etc.
· Any defects left from original construction are likely to become your issue for repair when you sell your home!
Unbelievably, the following are common problems that I see in new home construction. Some of the defects are as follows.
· Improperly installed structural members such as roof trusses, microlam beams, I joists, and poor framing techniques.
· Poor installation of windows and doors.
· Considerable damage to roof shingles.
· Improper grading.
· Incomplete/poorly installed insulation in the attics and crawlspaces.
· Poor drywall, painting and finished carpentry work.
· Plumbing leaks and loose connections.
· Disconnected heat runs and duct work.
· Incomplete and nonfunctioning heating and cooling systems.
· Often, at one year heating and cooling systems are not functioning properly.
